Loan Products We Offer

We collaborate with over 10 wholesale lenders to provide a diverse range of mortgage solutions tailored to meet various financial situations:

Conventional Loans: Ideal for borrowers with strong credit profiles, offering competitive interest rates and flexible terms.​

FHA Loans: Backed by the Federal Housing Administration, these loans are accessible to borrowers with credit scores as low as 580, requiring a minimum down payment of 3.5%. ​

USDA Loans: Designed for rural property purchases, these loans offer 100% financing with no down payment required, subject to location and income eligibility.​

VA Loans: Available to veterans, active-duty service members, and eligible spouses, offering benefits like zero down payment and no private mortgage insurance.​

DSCR Loans: Debt Service Coverage Ratio loans are tailored for real estate investors, focusing on the property’s income potential rather than personal income.​

ITIN Loans: For borrowers without a Social Security Number, using an Individual Taxpayer Identification Number to qualify.​

Bank Statement Loans: Ideal for self-employed individuals, these loans use bank statements to verify income instead of traditional tax documents.​

Non-QM Loans: Non-Qualified Mortgage loans offer flexible underwriting for borrowers who may not meet standard lending criteria.​

One-Time Close Construction Loans: Streamlined financing that combines construction and permanent mortgage into a single loan, simplifying the building process.​

Down Payment Assistance Programs

We are committed to making homeownership more accessible through various down payment assistance (DPA) programs, some of which offer benefits like low credit score requirements and forgivable loans:

Statewide Programs:
NC 1st Home Advantage Down Payment: Provides eligible first-time homebuyers and military veterans with $15,000 in down payment assistance. This is a 0% interest, deferred second mortgage, forgiven 20% per year after years 11–15, with complete forgiveness at the end of year 15. ​
NC Home Advantage Mortgage™: Offers up to 3% down payment assistance, which is forgiven after 15 years, provided the borrower remains in the home. ​

Community Partners Loan Pool (CPLP): Provides up to $50,000 in down payment assistance for low- and moderate-income homebuyers, structured as a 0% interest, deferred second mortgage. ​

City-Specific Programs:
City of Raleigh: Offers zero-interest loans to assist with down payment and closing costs or to cover financing gaps. These loans are deferred, with no payments due until the home is sold or no longer used as the primary residence. ​

City of Rocky Mount: Provides deferred payment loans up to $40,000 for first-time, low-income homebuyers, with additional incentives for targeted neighborhoods, potentially increasing assistance up to $50,000. ​

City of High Point: Offers deferred, low-interest loans up to $7,500 to assist with down payment, closing costs, and prepaid expenses for very low-to-moderate income buyers. ​

City of Greensboro: Provides financial assistance through the Housing Connect GSO’s Homebuyer Assistance Program for low- and moderate-income homebuyers. ​

House Charlotte: Offers down payment assistance ranging from $10,000 to $30,000, depending on income levels and employment status, structured as zero-interest loans forgivable after 15 or 30 years. ​

City of Fayetteville: $20,000 for homeowners, the city offers programs aimed at assisting homebuyers with down payment and closing costs.​

City of Durham: Offers Down Payment Assistance up to $80,000 toward down payment and closing costs.

Note: Many of these programs are accessible to borrowers with credit scores as low as 580, and some offer full forgiveness of the assistance provided at closing.
